Duties of the accountable person (Part 3)

Following on from our blogs on the duties of the accountable person Part 1 and Part 2, this blog looks at some of the  other duties on the accountable person. They include:

• Preparing a safety case report as soon as practicable after any higher-risk building (ie a building which is 18 metres or 7 storeys in height and which has 2 or more residential units) is occupied.  The accountable person must then  notify the Regulator when the report has been produced and provide a copy to the  Regulator if requested.  It is also worth noting that any application for a building assessment certificate (see duties of the accountable person (Part 2)) requires the latest safety case report to be provided.  The Health and Safety Executive website provides further information about safety case reports. Click here
• Providing for a mandatory occurrence reporting system.  This will be required as  part of the safety case report. Details of what the sytem will need to include is still underway.  It is anticipated further detail will be available in the next couple of months.
• Preparing a residents’ engagement strategy for promoting the participation of residents and owners of units in making building safety decisions. 
• Assessing building safety risks and manage such risks so as to prevent and/or reduce the severity of any incident.
